Be prepared for your mortgage application.

Because every situation is different, it is hard to list all of the documents that you will need for your purchase or refinance. Below you will find a list of items you should have ready in case your mortgage broker needs them. Depending on the type of loan and strength of your credit, you probably won't need some of the items on the list, but be prepared to provide them to ensure a swift transaction.     Nescessary documents needed at time of application:

If you are purchasing:
Fully executed purchase contract along with a proof of earnest money.

If you are refinancing:
A copy of the warranty deed and any current mortgage statement. A copy of homeowner's insurance policy along with a copy of the survey and owner's title insurance policy.

Residency:
1. Complete address for all residencies in the last 2 years.
2. Leasing office address and phone number (if renting).

Employment:
Name(s), address(es), and phone numbers for all employers for the past 2 years.

Income:
1. Past 2 years W-2 or 1099 forms.
2. Past 2 years tax returns for any persons who are self-employed, commissioned, or using investment income to qualify.
3. Last 30 days pay stubs with YTD information.
4. Social Security Award Letter and/or benefits letter for Pension.

Assets:
Last 2 months original bank statements (all pages) on all checking, savings, and credit union accounts. 2. Documentation of all income producing accounts (stocks, bonds, 401-K, rentals, etc.)

Current Liabilities:
Signed authorization to pull credit report.

Rental Properties:
Copies of current lease agreements.

Divorce or Separated persons:
Complete divorce petition, recorded final decree and/or separation agreement.

Bankruptcy:
Full bankruptcy papers and letter of discharge.

Check for payment of appraisal and application fee.
